Sale Deed in Ranchi

Buying or selling a property? We draft the sale deed, check the documents and guide you through stamp duty, registration and mutation.

Overview

Transfer property safely and legally

A sale deed is the document that transfers ownership of immovable property from the seller to the buyer. For property of value above ₹100, the law requires the sale to be made through a registered deed, so an unregistered agreement does not complete the transfer.

Property deals carry large sums and risk. We check the seller’s title documents, prepare the sale deed with the correct description and boundaries, calculate stamp duty, and guide you through registration at the Sub-Registrar office. We also help with mutation after the sale.

FAQs

Common questions

Is registration of a sale deed compulsory?

Yes. A sale of immovable property above ₹100 in value requires a registered deed. Without registration, ownership is not legally transferred.

What is the difference between a sale agreement and a sale deed?

A sale agreement is a promise to sell on agreed terms. The sale deed completes the transfer. We prepare both where needed.

Are there special land rules in Jharkhand?

Yes. Certain land is covered by special tenancy laws, such as the Chotanagpur and Santhal Pargana Tenancy Acts, which restrict transfers of some categories of land. We check whether your property is affected.

Is TDS applicable on a property sale?

TDS may apply on the purchase of property above the prescribed value, other than agricultural land. We explain the current rules for your deal.

Who pays the stamp duty?

Usually the buyer, depending on your agreement. We confirm the amount and the payment method.
